That doesn't include my $100 deductible I already paid to have the guy come out to tell me what I already knew ... it needs to be replaced smh  They're giving me a buy out, sending a check for $367 and my installer is charging me $200 to install it.  

Some states have charging order protection for SMLLCs and some states don’t.

@Melissa Dinas,Like others replying to your post, I have done rehabs with and without utilities.Let me answer your question by asking one:  If you were the contractor or sub, would you charge more for doing a job without utilities? 

Tenant claimed they were depressed without the dog even though there was no evidence it was a comfort/emotional support animal.

They call and pay directly, but you are in charge of the cleaner for the common areas-LR, kitchen, RR, and you pay for that, but collect the $ from the renters with the utility split. 

I charge $25 per animal per month for them.

Some FAANG stocks down 30% since August.It/they still may have room to fall, but at least with limits, you can have a make me buy (vs make me move) price you set without emotion and with some control vs blind end of day priced mutual fund investing.
