I am in the process of getting financing from my credit union for $600k for 20yrs @ 4%.  

I wouldn't have money for the rehab, but taking ownership of the house by the deadline was my priority because I'd then have time for the lender's process to complete and then refinance.

You're correct, if they are on a month to month you should only have to send them a notice to vacate and be done with it.I found that many landlords do not understand their rights or are unfamiliar with the legal process and hence end up putting up with too much.

If they withhold the rent, I will likely start the eviction process immediately.  

I don't know much about the rezoning process but I've heard it can be a real PITA.

We are in the processing of purchasing our first investment and it got me looking into other opportunities for purchasing.

@Wayne Brooks -- It was a foreclosed house, bank-owned, and they will pay no closing costs. 203K is definitely a "different animal" and there seems to be a lot of misinformation I'm getting regarding the process from lenders in this area.

Bought a house in NJ and am in the process of renovating.
