What is your motivation to use hard money?

Very motivated seller so this was a lay up for my first sub2 deal.

People have different motives and reasons though.

You need to have a security deposit that would motivate someone to leave the unit in decent condition and leave timely.

Find out what the seller's motivation is.

In your more northern clime though, gas heat is probably more efficient than electric heat pumps which are common around here.If the tenant really really wants an electric dryer, I'd offer to split the cost with them.

We went through BBVA for that, they were very efficient.
