I personally dont think the value of the property is as effected as other areas and rental should be decent.

So, if these tend to appeal to an older demographic, does this effect how you accept online payments and application?

You will need to do some selective demo to open up the area in question to get to the root of the problem. 

It is more cost effective to mortgage and refinance one property worth $150,000 than two properties worth $75,000.

I would select the first option, but I'd like to know your expert opinion, and also if is normal way to propose a flip without option period...I look forward to see some suggestion.Thanks!
