(not sure about NC's laws but in MA you need a supervisors license) If you do take the GC I highly recommend hiring an architect that will design your space, as well as an engineer if you are tearing down walls.

I'm glad I know what I know and wouldn't hesitate to use that stuff if it came up, but its more designed to bamboozle and sell books and tapes than really show you how to build a successful real estate business. 

This does not factor in monthly servicing fees (which would reduce your effective P&I payment), or one-time fees related to for the purchase itself, loan boarding , etc. 

I've talked to 3 other new management clients who have now decided to not to sell, because they will take a loss.Now, I know the Turn Key product is designed to be long term and the buyer should do their due diligence, but my conscience and reputation will last a lot longer than a quick profit.
