I was wondering, if someone had written this letter or email to you, what would you be looking for in this document from them, that would catch your attention, tickle your fancy or make them stand out from others?

I have the memorandums to go off of for those but they are like 100 pages, I like the material and the documentation but seems excessive. 

When I pull the local documents attached to the property, they often have the owner's signatures.I am just wondering if anyone else has come across this?

This allows for the greatest level of protection from both civil and federal lawsuit as well as tax mitigation.Granted you won't need that now and I highly recommend pulling in a lawyer to draw the documents up.

If you're self employed and have difficulty documenting income, it can help you qualify where you otherwise wouldn't.

This is what is so dangerous about RTO - - inadequate documentation and tenant modifications.First,  RTO should have been two separate contracts: (1) the lease and (2) the option to purchase. 

Imagine you're an agent who is constantly in the field and for whatever reason has limited or no access to email to expeditiously forward communications and documents back and forth during periods of time-sensitive negotiations, offers, counters, etc.
