If the seller was very motivated, I think LC's could be a win win for all parties, unless the seller is only looking to cash out..For me, LC's seem much less risky than using a bank loan, as I can still have the opportunity to own the home and cash flow, without the potential for a deficiency judgment should something go wrong and I had to "strategically default" (not that I would ever plan to).   

Meant to say since the govt has nuclear weapons they win the argument.  

Also, I have discovered that I don't want a 9-5 working for someone else's dreams, and thus my journey began.I recently turned down a full time position with Medtronic to work in construction to learn that side of things.
