What if you named it simply "Hilltop Park" and with that in larger letters on the sign, put smaller below it "a mobile home community" or something like that....just my two cents as I needlessly stressed picking the right name for my car detailing service business back in 07 and it paid off greatly over the years in name recognition and verbal referrals.

I didn't inquire into the details, but it would be my guess (given that particular state) that the owner was also sued.In my case, one of the reasons I have a property manager is risk mitigation (beyond wanting nothing to do with the day to day hand holding of tenants).

If you are not comfortable handling your side, either find a broker willing to guide you along the way, even if they take a higher percentage, or find a good buyers agent and use them instead of getting your license until you're comfortable on your own as details matter and mistakes can be costly.

As long as they are patient, licensed and willing to help you (and they should since there is a possible commission at the end of this rainbow).I would suggest starting with one of the national realtor sites (zillow, redfin, realtor.com, etc), search for multi-family properties all over your area, pick one (anyone that looks interesting) and call the agent to get details.

I like to get very detailed and letter such as stating the section in the lease that says the tenant is obligated to fulfill the lease even if they abandoned the property.
