U agree on a purchase price with seller - let the seller know u profit from making it happen, and sign a contract with your profit built in and then assign the contract to the investor u already know this deal works.4No hype to the seller and u only tied property up 5 days if investor walks.Thats just a general overvie with many details left out and I have never done that.
