I'm toying with two different properties to buy, I'll call #1 and #2:Background of #1:-$210k 3/2 1,500 sq ft SFR on 6k lot-In older B- neighborhood (which is also improving) that is lower working class, clean-convenient access to highways, shopping -$40 HOA-Area seems to have lots of older homeowners, no houses are dumps or dead cars, etc-Rents for $1,150k-Taxes/Insurance $150 monthlyBackground of #2:-$220k 4-plex of 4 2/2 900 sq ft condos on C- property of 20 other 4-plexes.

The other upside to me is that eventually I hope to pay the loan off in full (yeah, I know, lots of dead equity), but once that happens, I only have to pay taxes and insurance which is a lot less than the mortgage payment and/or rent.

If you are dead set on a buy and hold you could probably spend some money on marketing to find an off market property and pick and choose what you want to keep and sell what you don’t.

The house was in BAD shape...We moved the deck, changed the floorpan, moved walls, new floors, bathrooms, kitchen, roof, painting, a bunch of grading work and exterior stuff, new landscaping, exterior trim work, and removed the family of dead raccoons!!
