Two units are currently vacant and the other two units are occupied. 

I took out a HELOC on my current home to purchase the home and we just closed last Friday.  

Hey BP Community,I’m fairly new to the real estate world but would like to jump in and get a head start on building wealth for an early retirement.I’m currently in my early 20’s and I’m interested in house hacking with my partner by the end of the year as a first step in investing.So far this year I have been working on building up my financial literacy and some knowledge on real estate through books and the BP podcasts.

Currently, I'm earning a living by driving part-time to pay the bills, but real estate is the profession I'm truly passionate about.

I do not currently own any homes, but I am trying to come up with a strategy to invest,  and set some goals.

If I will refinance before the 5 year fixed period expires, without any penalties, I'm having a hard time understanding why I'd want to go forward with a fixed rate currently.

Current rental comps are $1500-$1600 in my neighborhood.

All four units are occupied and the tenants are currently paying their rent via cash in person.

Currently, I own one single-family home and one fourplex.

Currently we use a mixture of HML & PML, with our PM mostly from friends and colleagues.
