If he stayed in the property for 10 years and didn't bother you much with repair or maintenance, I think he has been good tenant.

-I would handle Rent Collection & Scheduling of maintenance as necessary.

Doing things that seem like common sense are not so common in the real estate world.

Matthew Michels your problem is a common one right now assuming you’re in a sellers market like most of the country.What you need to do is something along the lines Of direct mail.

I specialize in low income housing around South Phoenix, so if I wanted to build a 3000/sqft fourplex I was looking at $300k(Plus other costs) for a building that would bring in maybe $500/month before maintenance costs.If you have access to people who can see a development project all the through, where it actually brings in decent cashflow let me know.Good Luck

I haven't noticed too much attention on Vegas specifically here on BP, but turnkey is one of the most commonly discussed topics.I don't know much about Vagas but I've been around the turnkey block many many times.

Just wondering if it's common to do and time/effort. 

I'd rather take a low maintenance type tenant over a high maintenance one any day.

Saves you from more $$ and headaches if it gets lost down the road (a common occurrence.).Either way, there should be an earnest money contract, survey, and title insurance. 

Not sure why, to be honest - I guess it sort of slipped.Anyway, they initiated a foreclosure and want $15k to stop (owed maintenance, late fees, attorney fees, etc).
