@Ann Bellamy do you know of any that focus, or at least touch on, commercial outside of multis/apartments?  

I'm interested in flips, mfh, and later down the road...commercial!

When someone posts it stays on here so one time I was in an eviction forum responding about the process and another about Veteran rentals.I have probably gotten hundreds of calls over the years for that and I had to explain I am not focused on that.So really I mainly post about commercial real estate as that is my daily life.

What fees are associated with assuming a commercial mortgage and how long does the process typically take?

Originally from Houston and very familiar with the far NW as a resident (less as a commercial investor).

I took one on my primary residence, paid no origination fees, and make no payments on it unless I use it, and only pay $70/yr maintenance fee, so if I never touch it over the life of the HELOC (10 years) I'm only out a total $700 in 10 years, which I think is reasonable for the access to the cash.

This is even for commercial loans. 

We had 40+ Sfr plus 15 or so in commercial buildings and duplexes and a quad.  

It's only about 8 years old (Weil-McLain) but as you've said the repairs don't justify keeping it long term.The property is zoned G2 Commercial.
