I would suggest local meet ups, there really inspire you to go after what you want and a great resource for learning from people who are doing what you want.

You'll find a ton of great resources. 

The original owner is probably close to even (or at least what was planned) and the tenant is also at what was planned but got to apply some rent to purchase likely waiting for them to have the resources to purchase so the tenant is better off than if they had simply rented.

I heard that self managing the rentals for a while helps build experience and truly understand what PM's face ,but I have no experience .I was hoping to use different services for the basic tenant management tasks ; I was wondering if anyone has any advice on the following:1>Rent collections - I am hoping there are services that can help me collect rent, call the tenant if late to remind them ,take some basic calls from them regarding rent collection .

Consider:  who collects on insurance if the place burns down 95% through your rehab? 

It is Chase bank so I suspect that they would call it (ie: big corp = not very flexible + rising interest rates providing incentive.)I do not have the resources to refi the loan if it is called. 

Then the investor assigns the agreement to a tenant buyer with the approval of the seller and the tenant buyer assumes the rights and obligations in the lease option agreement and the investor collects the assignment fee and moves on.How would a real estate agent assist the investor in this process?
