Or, the Landlord can take possession and charge them rent until he finds a new tenant.Requiring giving the tenant the choice of a termination fee or gambling on the other landlord options, is actually a tenant-friendly move for FL.

They don't get to now wish they had chosen the other option, because now it would have been the better option, had they been able to see into their crystal ball.Anyway, if you did the lease right, and they chose the early termination fee, you're free to keep the money they agreed to pay, and go on vacation.
