Bank money is cheap right now so don’t leverage all your $1M at this stage in the market.

If a wholesaler can negotiate the price down to where their 5-10K fee leaves enough meat on the bone for me,  I'll buy it in an instant.Unfortunately the only "wholesale" deals I have been presented so far are FSBO's that they marked up,  or cheap properties they found on the MLS, got under contract, and marked up.Still looking for the right wholesaler to bring me the right deal.

A credit partner, and I have never heard of or used one, would not come cheap either, I would think, given the same reasons the bank may not want to do your HELOC. 

Sure the labor was cheap but you just paid the difference in labor in holding costs.If I offend you I'm sorry.  

That's REALLY fun, can be as cheap on your end as you like (free is good), and really lets people get together and network without having to negotiate a crowd.

There is a park next to it that is older and have a  homes for sale through craigslist cheap, i do wonder if the land will be sold next because there is alot of new building going on in that area and it is water front.  

They looked and felt cheap, and at least three were crack even with just me and the wife with a very lower wear-and-tear lifestyle.

Like many owner/occupant investors Im trying to bid on cheap homes and foreclosures (cash buyer), and would like to find a Realtor who will help me handpick homes, and help to pursue the deals I make offers on, and maybe help to educate me about buying @ auctions if thats possible.
