I did want to add, that when you're listing a property in the winter, plan on going lower to get it occupied and plan on raising the rent to market level at lease renewal - in the summer. 

Much of my summer is already booked and it's just the beginning of February. 

Once we are finished with the two projects we have underway currently (Cotter Downtown Church & Commercial Hotel) my projections show that we should be doing very well by spring/summer!

It has been a cash flowing property except for the summer months of 2020 because of the 'rona.

Our high season is Summer, but other than November & December, pretty steady. 

hello all,so here is the situation, I am just now learning how to handle my own finances. a few years ago I opened a managed roth IRA but this summer I decided it was time for me to actually learn where my money was going and take responsibility for my own future.

But they do cook a LOT, never turn their lights or TV off & run their window-shaker a/c units 24/7 all summer.

Do a 6 month so your lease staggers in the middle of summer instead of winter.

Not moving until summer/fall of next year but we want to get a jump on housing.
