Rehab involved interior paint and minor wall and ceiling cosmetic fixes; full kitchen remodel with new stainless steel appliances and granite countertops, cabinets; new PEX plumbing throughout house (tricky going through some concrete block walls); full electric re-wiring; LVP flooring throughout house (replaced old carpet); all new windows (again, tricky to find competent installers who were willing to remove old aluminum windows from concrete and stucco walls); updated bathroom...lots of work in all.

The databases often have inaccurate or outdated home information, and are not able to take into account value-heavy features such as floor plan, neighborhood, exterior appeal, interior flow, kitchen and master bedroom space, interior light, ceiling height, yard appeal, proximity to features that are positive or negative (park vs. apartment building/auto body shop), plus condo dues, amenities, and/or litigation status, along with many other things.

We installed new Allure flooring and counter top in the kitchen, purchased all new appliances (stove, vent and fridge), installed new toilet, vanity, and Allure flooring in bath, installed ceiling light circuits in bedrooms, installed new ceiling fixtures throughout, replaced all outlets, rewired the garage (what a mess!)

During my walk-through, I noticed that there is mold in several places -- including the ceilings of two bathrooms and around the frames of most of the windows.The house has been empty for a while, the windows are not well-insulated, and the bathrooms have little ventilation, so I'm not surprised that mold has started to grow.

I did the simple stuff myself - paint, tile, wood laminate, gently used appliances, fixtures, ceiling fans and I contracted a few items like repair of a split floor joist, electrical short and a few plumbing problems.
