My uneducated thought is it would be difficult to get title insurance during this time and would take cash, private, or hard money to obtain in the short-term.My broker said the property could only be purchased with cash or rehab loan.

@Carlos Pena No, double close because when an agent/broker sees a contract with an assignee clause they get nervous and will sometimes advise against accepting the offer.

@Randy I have a friend in the area that is a R.E. broker/agent and he told me that actually doesn't matter because Tennant's can use window units and heat is required but that I can buy baseboard heaters off Amazon for $40 each and screw them to the baseboard making them a "fixed" heating source solving the landlord requirements.
