Typically to the point where you have to claim huge losses year after year and then you begin wondering why you decided to take a bunch of cash advances on your credit cards to hire a gaggle of idiots to repairs things that don't really need to be repaired or why you hired a property manager that hires an idiot who runs off with an air filter which subsequently clogs the air handler in the attic.

They'll replace filters, fix minor maintenance issues, care for your yard, and let you know when there are real problems, rather than let them fester until they become very expensive for you.If you have met the rare Neverhappyian and they really have nothing valid to complain about, follow the advice above and give them the option to get out of their lease.

I do not have it written in to the lease( anything scheduled) but feel that is probably a good idea.I heard from another landlord that he has written in specifically that he will come and replace the air filter for the heating unit every 60 days.

Make sure the closing agent does not breath the numbers that apply to you to anyone, there is no reason to say any number out loud if you have buyer and seller in front of you, so instruct the agent to keep their mount shut!
