The agent business can take a long time to get going unless you have a huge sphere of influence (large groups, lot of connections, etc.) and/or you join a team that will give you lots of leads and/or you are a serious go getter and don't mind cold calling tons of people and door knocking and so forth.I'm actually looking to wholesale and I already have my license.

However you appear to still be influenced by the "employee think" mindset that you were raised with ("get good grades so you get into a great college which will allow you to get a good job....").

Design, code & building is  different but if all you are doing is going to sell the commercial lots and let someone else do the actual build out of it it can be a good boost to ROI because its worth more.

As a general rule of thumb banks like to see 1.25 income to expense ratio on the project.Personal income and debt servicing ability will influence the mortgage especially during the construction stage.

Besides, people's circle of influence are generally in the same income/lifestyle category.

Replacement costs will obviously be influenced by the cost of materials.
