You could consider listing it FSBO to save commissions but you'd get a minimal amount of exposure compared to listing it with an agent.

However, since you changed out the boiler  and the components to make it individual systems, that will be an adaptation or betterment, and your accountant may confirm it was a Capital improvement.Unfortunately, the Bonus depreciation extensions ended at the end of 2013.You might investigate whether there is some way that your new system qualifies for a MACRS accelerated  depreciation.

If she has a lead and it involves a home that can't easily be sold conventionally, she can refer that to you, vice versa, if you run into a property that is best served by a listing agent to get maximum exposure, you can refer that to your wife (and her broker).

As Ben brought up, the flexibility of interest only with option to paydown is a huge bonus factor to consider (and an ideal financing situation in my mind so long as the interest isn’t too much higher).Notes & Assumptions: Assumes no appreciation over the 5 years & CAP rate stays constant throughout.† Final value defined as = [Down Payment] + [total cashflow] + [principal paydown]*The ROR formula breaks down when you have negative cashflow since you can't pay the negative delta along the way with the equity you only realize after selling (or refinancing).
