For the most part, you can do whatever you want...but having gone through something similar (though not always owner occupied) on multiple occasions, here's my feedback The owner has offered to issue the notice to the tenant, but would this be better if I did it once I took ownership?

If I owned something bigger than a four-plex and lived in it or worked on it on occasion, I would definitely pretend I was just a tenant or a contractor on payroll when I showed up to fix things or supervise work being done.

If an applicant came to you and handed you a printout of their tax return (knowing the blank forms are available on the IRS website and they could just fill one out in any manner they choose), and a printout of their credit report (which no landlord should ever accept from any applicant), said they were self-employed and make plenty money, but refused to provide any bank statements, would you be okay with their verbal assurance that they really make plenty of money?

What will probably happen, as it did for me, is they will start seeing things that need to be fixed - as they start thinking in terms of "At this new rent amount, shouldn't I have better.....fill in the blank....floors, microwave, air conditioner, whatever."

The form has in the bottom right corner, this wording: "This form was completed with the assistance of: Name: Address: Telephone Number:" Should I just ignore that area and leave it blank, or should I delete that from my copy of the form?
