While some other NW neighborhoods might be hotter or have higher upside, I feel sticking near Blue line stops will help minimize risk. 

But Just getting some  tenants  up out of bed to answer the door is a challenge at times lol 

Also I strongly urge you to file a complaint on line with the Attorney General in INdy it takes five minutes and you can do it on line.. 

This seems like it would fit in line with what you are trying to do for your first deal.

I'm in the process of finding my 1st property - targeting a 3BR condo or small multifamily in Chicago (B or B+ neighborhood) that's within walking distance to a Blue or Brown line L stop.

Bottom line: I would look at all files to see what people are dealing with because you just never know what will be an opportunity.

The house is 4 bed, 3 bath, 2500 square feet, 2.5 acre lot on a cul de sac, and is just outside the city limits.

If most are 3 bed 2 bathrooms, then you likely need to find a way to add a second bathroom into the 3/1 subject property.

The home is a 2 bed 1 bath, 1144 sq. ft. rancher with accessory dwelling unit of about 900 sq. ft.
