There's no perfect HML, but some are cheaper than others (as low as 6.8% interest or 1pt), some are faster than others (i.e. 2-3 day closing instead of 3 weeks), some are less headache than others (paperwork, underwriting, etc), some have longer loans than others (1 or 2 years instead of 5 months), some require less down payment than others (10% vs 25%), etc.

Move at your own pace, and be you and not someone else. 3) off that, it is not what you see on TV- like anything ever is- but on TV everything is quicker, faster, and easier and what the choice is in your lap to make you have to have the convictions and the belief to do it not sit there and pander wondering what the guy or gal on TV would do in this situation. 4) do not pay or buy programs because you feel they will help you grow at a faster, stronger, and better rate.

I would make sure you buy properties that also make sense when you run the numbers for a long term rental so when the city changes the laws on you, you can convert it into a profitable long term rental.Also I wouldn't buy a condo to AirBNB since most condo associations are going to pass HOA restrictions faster than the city will.
