You do need to make the house available for showings  with proper notice and if possible be out of the house-hard to do with 3 kids, but you can go and play in the backyard

If you want to reduce the odds that families with young children will rent your place, take out the tub; you may narrow down your renter pool a little bit but if it leaves you with your ideal candidates then I'd take out the tub.
