It is so nice to have someone in my backyard who has some experience that I would like to copy myself!!!!

If you could slap your hand on a pool of water and the waves pushed off taxes for 7 years, what would you do in year 6 or 7?

The only pictures available were of the exterior (front yard and back yard).

You do need to make the house available for showings  with proper notice and if possible be out of the house-hard to do with 3 kids, but you can go and play in the backyard

Also, I wanted to stay away from C class neighborhoods because I didn’t want to deal with the potential headaches and wanted a tenant pool that would take better care of the property.

The retaining wall has collapsed which made half of the backyard collapse also. 

If you want to reduce the odds that families with young children will rent your place, take out the tub; you may narrow down your renter pool a little bit but if it leaves you with your ideal candidates then I'd take out the tub.

Or maybe go big, "How can I grow my investor pool so that I can seize any opportunity?"

If you can't invest in your backyard, pick a market you can drive to.

But frankly would feel more comfortable getting my feet wet in my own backyard.
