When title search was done, her 3 judgments showed up, and in NC personal judgments automatically attach to any real property owned by the debtor.The house is only worth $25K, total amount of judgments is $44K.The 3 judgments were filed in 2006 & 2007.

It is my understanding that a judgement in this state automatically becomes a lien against the person.

I would want something with their actual signature on it verifying that the information is true and accurate and that they understand that any false information is grounds for automatic denial.

You don't want to set yourself up for something if they should happen to split up - you automatically have a squatter situation.

LLC properties will automatically make you use a commercial loan which is 25% down and higher rates rather than putting it into your personal name and either using an owner occupied FHA purchase of 3.5-5% or 25% down investment loan. 

You don’t automatically get it back upon move out.
