Number one, HELOCS are variable interest rate lines of credit so be sure to talk to the lender about how frequently they can change and what the cap rate is.

The other issue frequently pouring water on that market is mechanics liens in contractor friendly states. 

Having a representative in the local area who is in and out of the house frequently or can at least respond to the issue and get over and secure the place while the squatters are out and about is helpful.
