Has anyone used flat rate selling services such as Clever?

I would just ignore it. ya my initial reaction was BS  either someone flat out lying or they are teaching this at the tarek class's as a way to get your low balls seriously looked at. same thing as wholesalers who have a cash buyer partner when in fact they have no partner LOL.. its all just BS  

Military veteran RE lawyer (no specialty - it's a Bar thing) - here.Basic LLC formation is a flat rate, but will need to discuss if that's the right approach. 

It is a flat-roofed model and I want/need to replace the roof. 

My job has about 21 square of shingles and also a flat rubber roof on a porch. 

The group is ignoring my requests for more granular information on the flips, and the stuff they sent me originally is flat out wrong (even the amount I lent).

Many states vary and many here flat dont know.

So 870 of that new 1,000 will fail out of the business altogether. 

I don't have any intention of not paying what I should but I was wondering if somehow I bypassed the HOA altogether. 

So to that end to buy these you had to be able to do this all your own without the benefit of a title company or lawyer.. so thats what we did we bought them without title insurance and did our own docs and recorded them.. this is where the deals are made.but alas its now illegal in our area to do this.. the laws were passed in 07 08 to protect these folks from all the scammers.I bought more than one courthouse step property only to show up and talk to owner and they showed me some paper work from either a foreclosure scammer company that charged them like 1000 or 1500 bucks and said their problem would go away.or a contract they had from a wholesaler that never closed.. and they lost the house altogether.. in our model it was high risk high reward.
