Fast forward to this past summer, started having some issues and was wondering if anyone else works with them and can provide some oversight 1) prop mgmt agent - we switched to a new agent and we have been having issues (addressing us by the wrong name/gender/etc, spelling errors in emails, long response times, one word responses to issues that were outstanding for a while, not contacting the right person despite us requesting several times, etc.) 2) issues with communications regarding finding a new tenant - we were notified in October '23 that our tenants were not renewing and we requested that our unit be shown prior to vacancy in January '24.

I ransacked the internet and found my home address listed as active/available to show" the listing was published Jan7th and the went inactive/unavailable/expire listing on the date FEB 5th and the request to show the townhome was FEB 6TH  SAhe did the inspection the week prior and likely report the townhome almost move in ready to the landlor and then suddenly my inspection guy that did my "move-out-inpection" was in their for a second opinion and the her property management said "oh that was not your move-out inspection.

I’m a handyman and I work with a few rental properties and do some projects that range to the small stuff like hanging doors, repair trim and drywall to new flooring installs, painting, appliance repair, yard work and repairing your usual leaky faucet..The issue I’m having currently is I have just gotten into contact a couple days ago about a flooring job.

Orlando is another great market where land is a little more affordable. only issue in Miami is cost of land. you can do it more efficiently in central florida. the same plot of land is about 1/3 the price and about 10 miles closer to the main areas. don't be afraid to look at tampa too. we are identifying gaps in the market where we can build and develop for others at a discount and they can refinance their cash out.
