On the month-to-month tenant at acquisition, you could provide proper non-renewal notice (30 days in many leases/jurisdictions).  

We stick to lower end properties, so I'm typically seeing current assessed values, say $50,000 with a projected acquisition price of $80,000 - $100,000.
