tenants in a duplex I want to buy how to get them out
Here's the long and short of it went to look at a duplex tenants up stairs are petty dirty one cat one dog smoke they pay 500 a month could get 750 no trouble after rehab (paint carpet and clean up ex) they have 7 months left on there lease. Downstairs tenants are clean and on month to month lease but there is seven all together and only paying 600 could get 850 no trouble. My Question is how to get them out or raise rent I have never bought a rental with tenants in it befor. I would prefer to get them both out and put tenants that qualify under my terms not sure how I can proceed and what the best course of action is. I am still negotiating the deal.
