Just in your zip code there are about 40 homes currently for rent around your same price range.You probably started out high, but I think now your pricing is probably more in the game.There's always things you can do.....bump up your agent commission for 30 days.

I recommend defining what specifically you want to invest in.Go as specific as zip code, price point, amount of work required.Your criteria should sound something likeI want to invest in 10000 zip code with a price point of $100,000 - $150,000 that needs little to no work.Once you have this information, I would reach out to those who can help you find your criteria(realtor, wholesalers, etc)I would then connect with a lender to confirm you can purchase in that price pointYou will want to connect with a property management company after this.Attorney and accountant can follow.

I generally think east of the 465 in the 46219 zip code is less 'street by street' and on the southeast quadrant of the intersecting highways is safer to generalize as a better area.
