For reference, the numbers for this deal are as follows: Purchase: $100k (Purchasing with 15% down, loan balance $85k)Rehab: $10kARV: $135k (New loan balance assuming 85% LTV refinance $114,750)As the lender stated, I'd effectively have no skin in the game once the deed was done, or at most $5k due to an overage in rehab, closing costs or carrying costs. 

Evolve told me they can refer to vetted/recommended cleaning and maintenance people, but the owner (or in your case master lease holder) would still need to pay these contractors directly and be more involved.

Check license status and history, call references (although this is kind of useless, no Contr is going to give out a bad reference)

@Andre Oliveira, it's definitely a great strategy for beginners to get started, it's called househacking and you'll hear it referred to quite often on BP podcasts and within the forums.
