If you can get some seller financing deals, then it's a bit of a moot point but my personal preference is to keep my options open.

For example, I used my REA's GC, PM, and preferred lender on the OOS home, and my REA was willing to be the boots on the ground because I continued to add value to him.

Generally speaking, and without know the numbers, I would prefer the 30 year fixed. 

Secondly, a large majority of investors will try to boost cash flow by having their agent raise their deductibles but that is personal preference.
