I want to see capability and type of debt structure and cap rate return they are seeking to see if it is a long shot or reasonable given market conditions.Time is money so you have to work with buyers that are ready,willing,able, and realistic.Brokers like to work with other brokers because they know most brokers have screened their buyers to perform.

Outside of legal ramifications and moral argument let's look at what the two business plans can do for the person attempting to earn their living performing them.In order for a wholesaler to earn a paycheck they must:Meet an extremely motivated seller and place the property under contract at a price so far under market that they can sell it investors who will capitalize on any deal that is under market value.

There are definitely others ways to finance and perhaps get better returns, however, as I mentioned, this is assuming you would be using a regular conventional loan with 25% down payment.All real estate investments are on a case by case basis, make sure you run your numbers well, you must perform your due diligence on whatever investment property you purchase, as these numbers may apply to some but not all properties in Newark, NJ - Essex County.

I think the primary concern with this course, Mark, aside from the fact that you would need to be more hands-on with this employee than you would likely be with a prop mgmt company, is that many states require property managers to have a real estate broker's license in order to perform many of the functions that are central to managing your property (interviewing/placing tenants, collecting rent, etc).

Then have a sheet called comparisons that I link the metrics of the property evaluation sheets of the individual properties that I am considering and I have a metric that I can compare one property to another and see which one would perform better per dollar invested.

I even suggest that they ask their insurance agent to review the insurance clauses to assure that you can actually perform under the language or will the cost be prohibitive to you as the tenant.
