With the little knowledge that I have on this method, I started building it as if they were flipping a property... - They put in 2/3 of the money- Monthly payouts of 50% of profits- 4 month termBased on the pro forma of the rental, they'd have around a 30-35% roi by the end of the term.

My insurance is $120 per month.Is this deal possible?

Could anyone share their knowledge or resources on how to effectively approach this renovation?

This basically releases the one moving out and the security deposit stays with the property. 

Purchase price: $265,500 Cash invested: $62,387 Sale price: $430,000 The biggest challenge on this one was the smell from the animals kept in this home.

Does anyone know what kind of lender willing to offer financing with 10% down for this type of deal?
