Curious about investing with a partner

I want to break into investing via private equity because loans with interest/origination fees aren't allowed in my religion. Private equity seems to be a creative way to have a lender for me. However I'm wondering what is a good roi and structure. 

With the little knowledge that I have on this method, I started building it as if they were flipping a property... 

- They put in 2/3 of the money

- Monthly payouts of 50% of profits

- 4 month term

Based on the pro forma of the rental, they'd have around a 30-35% roi by the end of the term. I'd like for the lender to be a legit partner, too. So, I'd prefer for them to stick with me as I do want to invest in another rental every 2 months or so with the same structure listed above. 

Again, I really have no knowledge on this and viewing it as if we are flipping a house lol.. so please excuse any improper terms and I'm excited to hear any insight, thanks :).
