Do not trust their “roofstock certification” or inspections and get a secondary inspection their system is setup where inspections can be 90 days old and u are locked into an offer without a contingency, which can lead to loss of deposit and loss of roofstock fee.

I was really pleased with what I saw there.. very clean  no homeless no druggies no sleeping in door ways ( all things that have affected the once beautiful Portland downtown).. of course when U get a few blocks into the neighborhoods  its very block to block.I am been funding there now for almost 3 years.. wholesale values have doubled and many of my clients doing BRRR  the appraisals are coming in high 100s to low 200s with very strong rents. 

We are actually paid to live in our house, net of all expenses (t/i/m/r/u) or even our cell phones and internet because of a MIL apt.

Now I didn’t know much about zoning or any of this until this happened but I’ve did a lot of research, and I think what they are doing is illegal, they are treating me as if I am in a U-1 zone but I am a U-2 and in the picture below it says I am able to run an apartment hotel in this zone.

Do u still have connections with a contractor in Philadelphia?

And once they get help U don't have to worry about an unconscionable profit claim.
