I am building a vertical addition above the existing main level which would have vaulted ceilings OR alternatively the front half would be vaulted and rear where the bath/closet is situated would have flat ceilings with rooftop deck above.    

No one is focused on D-Class which makes me think that no one has figured out the economics of building affordable housing.

It would have to be really bad, probably foundation related for me to just up and walk.

Hey all you land trust junkies I just got an e mail from a title company in MO that closed a deal a few years ago and the buyer put it in a land trust they are trying to sell .. but the title company wont insure it as they claim land trust are not legal entities in MO.so title needs me to do a new deed to clean up title which of course we will do.. but just think if the sellers in other situations were not in the bizz like us and would not understand or respond or you cant find them all those land trust are dead in the water currently.  

In your personal strategy are you still renting out the main floor rooms in a house hacking strategy?

I guess thats 5 cents, not 4...Sounds like 25 cents a foot to me, but they told me there wouldn't be any math.

I also have a close connection with an experienced developer and is willing to help mentor/guide me through looking at homes and answering my questions.

I am thinking it is better to leave all communication of this problematic tenant to the PM rather than me directly communicating and sending my own contractors to save some money.
