Good resources to review Zillow or Redfin to look at inventory that is funneled from the MLS or you can reach out to local agents who have some off market inventory that would match your needs but would take a bit more time.

Inventory is nowhere near keeping pace. 

Or somewhere in between...In our market we have about half the inventory we should.

Development of new homes is so costly that it makes it challenging to create new inventory.

Reason being, driving through my neighborhoods of interest, I see a lot of potential and looking at sites like Zillow show me that on market inventory is low and home prices have definitely increased.

Right now the inventory is so low both homes for sale and rentals, that ut make lot of sense of diving in.

I clicked on the Memphis market but you didn’t have much inventory at the moment.

stuff that one simple call to our customer service agent at our title company would be found before we even market it. and these deals were coming through the local wholesaler.. so big fat waste of time for that wholesaler  my client and US who were prepped to fund on Wednesday.Good agents frankly ( and again GOOD Agents) will out sell out perform most any wholesaler unless the wholesaler is a true wholesalers and closes on his/her inventory BEFORE they market it..
