The Building Inspector & Architect both would not sign off on the contractors work so now it's now going to court as rectifying it is estimated to be $15k.Good luck get a great GC.

I would obviously get a home inspector in, along with completing a title search and getting an appraisal before purchasing the property.

In retrospect i would have loved to start out of state with the opportunities i am seeing and what i know now.I naturally built connections starting with my first realtor, who introduced me to my lender, who introduced me to my inspector, who introduced me to my contractor and going down the line.

Someone suggested getting an inspector out there or Uber but with someone living there I don’t think the inspector will work.

I saw another time when a home inspector missed a rusted disfunctional flue line which fell off in the crawl space and I caught by the grace of god just before the tenant moved in.

A home inspection report & post-inspection discussion with your inspector can help you develop a feel for the property as an out-of-state investor.Unless a full rehab was recently done on things like electrical, plumbing, HVAC and roof, it’s not unreasonable for 25 - 30% of collected rents to go towards maintenance & capex every month.
