If you need a mortgage, you need flood insurance for this type of flood zone (i'm guessing it's not V zone but whatever they call the bay side).  

You should look at this as a business decision while keeping your emotions at bay.

There are opportunities all over the north bay so keep your eyes open.

We need more development in the Bay Area but it's tricky because construction regulators are strict here.

Tampa is a great market to begin from, and many smaller markets are within reach of the Bay Area.Do you have an idea of how you wish to begin, or do you simply have a goal to reach?

When I moved to the SF bay area it was almost impossible for me to find a place with my dog.

In my situation, I'm actually considering exchanging for property in the Tampa Bay/Lakeland Florida area, where just one of my houses here would buy 3 four plexes there.The confusing thing is I read that you can't trade a mortgaged property for a paid in full property, that it had to have a mortgage as well, on at least one of the blogs about 10-31 exchanges some time ago and wanted to see if anyone else has any other credible information.
