This has turned into a great thread...Tim's point about looking outside real estate is a very good one...while RE will provide semi-passive income (landlording requires some effort), non-RE deals where you put in a good bit of sweat equity, knowledge and expertise can generate many, many times the cash-flow...And the suggestions about loans and notes are great if you're looking for opportunities much more passive than landlording...
