The main database interaction you will have with a properly serviced loan is more for your account notations than much of anything else.  

Unless you really want to get involved with the active management of those investable assets, I´d encourage you to interview a few financial managers (not advisors, actual managers) and see what they can offer you.

Ex: such as getting leads on properties that are deals and form connections from your daily interaction within your marketMy thought is that being so active in the RE industry may automatically put you in a mindset to be proactive on the investing side.

"Wear-and-tear" is a part of the rental business and one reason for collecting a security deposit, but if there is a kitchen fire, it is doubtful that the deposit will cover those repairs.One idea to encourage tenants to purchase insurance...
