The saturation levels put pressure on class A newer multifamily and cause flattening of rents, rent specials, vacancy increases etc.If you invest in class A I sure would not be investing in a syndicators buying a 4 to 5 cap and hoping rents year over year blend up by 3 to 4% annually.

AI is going to make this soooo much worse.

Maybe not for everyone or easy to find, but I do think there will be more and I do think they will bring great opportunities for some driven buyers and sellers.

FHA wants the property it self to be self sufficient and support itself even if your income went away. so, lender A is correct unless there has been a  very recent change.
