I have an idea of what I want to do to get started but have a lot of questions and would love to pick someones brain about investing in NJ.I would like to get started by house hacking for a year or so and build up some equity and save some cash for another after that.  

I use Silverstein Eviction Law and have so for over 20 years. 

Grossed around $60k in yearly rentals, netted around $21k.

The key is that the tax payer for the old property be the same as the tax payer for the new property. 

After twenty years of running projects, we have completed every job we have undertaken (even the painful ones) and we have never had any loan payment issues.

I understand that commercial loans are generally not regulated.Alhtough over the years and all my fundings I dont accept loans from other brokers to many flakes out there ..

I've been interested in purchasing an investment property for several years, and honestly, pitching a STR unit on or near a lake was a much easier sell to my wife than a traditional rental.

Overbuilt MFH, the vast majority of STRs being converted to LTRs in the past year due to law changes, and rent amounts are currently outpaced with what properties are selling for. 

I am way to old school to try any of this  LOL.. of course I get 100% of my business by referral so I have no need to market anything and being old school I pick up the phone and talk to my investors in person ..
