People get dealt way harder decks and I am by no means whining but I am tired of hearing oh, you don't understand how hard some people have it.

As far as finding sellers FSBO, expired listings from MLS, for rent listings to find older tired landlords, and my favorite - door knocking in my local market is a great way to get in front of people.

Investors usually turn to us because they are tired of managing their current property manager, their frustrated with vacancy, turnover or tenants or they are missing too much time from their families or hobbies due to the demands of self management. 

In order to identify if the seller is motivated or a tire kicker, it's important to know what distressed properties are going for in your area. 

It is different for everyone or in what mood a person will be when walking to the mailbox after work, grumpy, tired, and hungry.You can't make conclusions about the performance of these methods, and then generalize them for everyone concluding which one performs better.

I think people are tired of growth men acting like they would be a disabled monkey with a crayon in his mouth trying to make art without a woman.

I'm too tired to give a FULL detailed reply but yes,  it was NOT a success story.   

It saddens me to see areas that were vibrant and bustling when I was a child turned into used tire shops, or simply abandoned.

As for posting off-market, BP would say use there market place, but issue is going to be the filtering process of 999 wanna-b wholesalers to every 99 tire-kickers for every 1 legit potential buyer.
