Speaking for myself, I wouldn't even call the inspectors and pay the money to find out what the backstory is b/c in WV you have to then hand over that report!

A 3 month inspection and/or A/C filter changing service (or your own) may be cost effective.

I've concluded that a LLC taxed as a C-corp is my best bet.

The area is around a C from what I recall but seems pretty quiet.

The zoning is E-TU-C Lot size 6050

This won't work because of A B C and we won't win because its statistically impossible--no!

I would stay away from buying anything near the "B" or "C" investments and get a good deal on upper income homes in the right neighberhood that has style.  

I've been a study of Dodd Frank since 2014 while being just a student at best getting a C often times a D in that class I can offer these comments:- What other parks are doing does not mean they know what is legal!!!  

Hello Experts,I am doing REI for the last 3+ years and analyzed many offerings from different turnkey providers and noticed the following:1) Providers are selling properties above market value; charging a premium ($10-$15k more)2) Neighborhoods are at most B- or C or D3) Numbers are not really working; -ve cash flow or less than $100 cash flow if you add 5% vacancy + 5% maintenance.
