If you pay them cash, don't pay until after they are out or at least split the payment so you have some leverage if they refuse to vacate or trash the place on the way out.Get your agreement in writing!!!

Will you also be using the entity as a property manager for other properties or want an entity name for tenants to be able to write rent checks out to?

It can be done in Columbus just have to be patient and willing to write multiple offers.
